Q: What kind of pets do you allow? Do you permit exotic pets?
A: Cats and dogs up to 75 lbs are permitted. Limit 2 indoor pets per apartment. Breed restrictions apply. Exotic pets are not permitted.
Q: How many pets may I have?
A: 2
Q: Are there any deposits, special fees, or monthly charges to have a pet?
A: $500 pet fee for 1st pet and $250 for 2nd pet; $15 monthly pet rent per pet.
Q: What must I bring with me to tour an apartment?
A: Government issued photo ID.
Q: What are your fees and monthly charges?
A: $150 application fee per applicant; $325 administration fee; $300 deposit 1 bedroom, $400 deposit 2 bedroom; $500 deposit 3 bedroom with approved credit. $25 per month valet trash; $15 per pet pet rent; water/sewer depending on consumption.
Q: What are the income and credit qualifications?
A: 3x monthly rent. See property guidelines for credit qualifications.
Q: What is acceptable "proof of income" to sign a lease?
A: See property Qualification Guidelines.
Q: What happens if I qualify for an apartment, but my roommate does not?
A: The decision will be based in whole, not in part.
Q: Is my security deposit totally refundable?
A: Yes, upon move out.
Q: If I get a job transfer, can I break the lease?
A: Reference lease termination addendum in lease, option 1 (2 month rent penalty as liquidated damages) option 2 (rent responsible until apartment is re-rented as liquidated damages).
Q: Can I change to a month-to-month lease plan after my first year?
A: Yes, you will be charged according to your lease for a month-to-month lease.
Q: What utilities are included in my lease?
A: None
Q: How long is the term of the lease?
A: 7-13 Months
Q: Am I required to have renters insurance?
A: Yes.
Q: Do you offer furnished apartments?
A: No.
Q: Do you offer corporate apartments?

Q: When is my rent payment due?
A: 1st and is considered late after close of business on the 3rd.

Q: There is a person who might be staying with me for a while, is that permitted by the lease?
A: Guests are welcome and you must register their vehicle for the duration of their stay. Any guest staying longer than 7 consecutive days without our prior written consent, and more than twice that many days in any one month, must be added to the lease, per paragraph 2 in your lease agreement.
Q: Do you have reserved parking?
A: We do not have assigned parking, but provide parking decals to all residents. Only 1 vehicle per licensed resident is allowed. Maximum number of vehicles per apartment: 1 bedroom- 2 vehicles; 2 bedroom- 2 vehicles; 3 bedroom- 3 vehicles.
Q: I have a motorcycle, where can I park it?
A: In your garage or driveway if your apartment has a garage, and in the open lot if your apartment does not have a garage.
Q: My children live with me in the summer; do I need to notify your office when they arrive?
A: Yes, they must be added to your lease as occupants if staying more than 14 consecutive days per month.
Q: Can I install my satellite dish at my apartment?
A: On site management will need to approve the location prior to installation and you will pay an additional $200 refundable deposit and carry renters insurance.
Q: Do you have cable services?
A: AT&T U-verse.
Q: Does the property have a fitness center?
A: Yes, 24 hour fitness center.
Q: Does the property have a swimming pool?
A: Yes, heated pool and jacuzzi.
Q: Does the property offer on-site recycling?
A: Yes, included in Valet Waste pick up schedule.
Q: Are gas grills permitted at your property?
A: All grills must be used only on the ground level and will be placed a minimum of 15 feet from any building. Grills may not be stored on the patio or balcony.
Q: Is there any additional storage space available at your property?
A: No.
Q: Are residents permitted to paint their apartment?
A: Yes, however, charges may apply at the time of move out.
Q: Will you accept my delivery packages for me?
A: We do not accept packages.

Letter required by Certified Veterinarian for proof of breed, weight, and required vaccinations.
